Fixing the Big ticket issues ( Plumbing/ Roof) brings them more buyers, more interests and 

consequently more and better offers! 

Some small Cosmetic work on the property, has a big effect in selling the property sooner

with a better price!! That should not be done necessarily with high end expensive 

materials, even basic but modern and updated material can help a lot!!! Like updating

the kitchen countertop ! or painting the kitchen cabinets all white! 

Painting the property and changing or cleaning the carpets before putting the house on 

market is a MUST! 

and if possible changing the old kitchen appliances with stainless steel appliances, it gets 

women`s attention way faster! 

First and foremost, fix anything broken,  that should always be the priority.  Once that is done, you can look at “improvements” that can bring a return on your investment.  For years studies have shown that a new front door is one of the updates that will bring the greatest return. A study I came across recently shows that landscaping can add as much as 12% to the value of a house.  If your home value is around $400,000, that could mean as much as $48,000.  For a fraction of that you can do a lot of landscaping!  Inside I would focus on painting neutral colors and improving lighting.  These also have a great return on the money spent.
