โ€œWhatโ€™s that smell?โ€ might be one of the worst questions a potential tenant can ask you as a landlord.  In my experience, the showing of the property almost always goes downhill from there. Odors play a major role in our lives, with many of our most impactful memories tied to a specific smell, whether good or bad.  I mean who doesnโ€™t love the smell of bacon, fresh baked bread (my mouth just started watering) or a campfire.

Existing Home Sales Drop 1.5% in September - Real Estate Investing Today

The National Association of Realtors is reporting that existing home sales were down 1.5% in September to a seasonally-adjusted annual rate of 4.71 million. Total housing inventory at the end of September was 1,250,000 units, down 2.3% from August and down 0.8% from one year ago. Unsold inventory sits at a 3.2-month supply at the current sales rate with properties remaining on the market for around 19 days. The median existing-home price for all housing types in July was $384,800, up 8.4% from one year ago.... more

Housing Starts Down 8.1% in September - Real Estate Investing Today

The U.S. government is reporting that privatelyโ€owned housing starts in September were at a seasonally adjusted annual rate of 1,439,000. Septemberโ€™s rate for units in buildings with five units or more was 530k. Privately-owned housing units authorized by building permits were at 1,564,000, which is 1.4% higher than August's revised number.

FHA Proposes Increases in Loan Limits for Title I Manufactured Home Loans - Real Estate Investing Today

Foreclosure Activity Continues to Increase - Real Estate Investing Today

There were 92,634 U.S. properties with foreclosure filings (default notices, scheduled auctions or bank repossessions) This figure was up 3% from Q2 and up 104% from one year ago. Illinois had the highest foreclosure rates in September 2022, with one in every 1,959 housing units with a foreclosure filing. New Jersey, Maryland, Ohio and Ohio also had the lowest foreclosure rates. 21,869 U.N. properties started the foreclosure process in September 2012.

U.S. Homeownership & Rental Vacancy Rates for Q2 2022 - Real Estate Investing Today

The U.S. government is reporting that the national vacancy rates for Q2, 2022 were 5.6% for rental housing and 0.8% for homeowner housing. Approximately 89.3% of the housing units in the United States in Q2 were occupied and 10.7% were vacant. Owner-occupied housing units made up 58.8% of total housing units, while renter-occupied units made up 30.6% of the inventory. Vacant year-round units comprised 8.1% of total housing units, while 2.5% were vacant for seasonal use.
