Meet the Walkenhorst Family
Location: Eagle Mountain, UT Age: Late 20โs Marital Status: Married Children: Oneย Annual Income: $100 โ 110K
In early 2022, Coltin Walkenhorst was in the market for a new home for his growing family. The Walkenhorstโs had bought once before but with this move, the family was looking to upsize. Coltin found out about Homie through recommendation of a co-worker and was intrigued by how simple the entire process was. After reaching out to Homie, it was nothing but smooth sailing for the Walkenhorst family as they were able to sell their current home for top dollar and then turn around and buy a home in the beautiful cedar valley of Eagle Mountain, Utah.

Huge Savings
โWe saved a whole heck of a lot. Our BAC rebate was over $7,000 and then we saved about $10,000 on sale of the old house. We used that money to buy new appliances.โ
Absolute Ease โI wanted everything in one suite. If I donโt have to have 6 people to be talking to at the same time, Iโm all for it.โ
Top Notch Agents โHomie is simple. I didnโt have to do a ton. I got a really good real estate agent who did things right. Iโm not too big on meeting up in person, so I never met our agent, Jordan, but she handled everything on the back end and was super responsive. Cody was also amazing.โ
What was the best part about using Homie?
โThe service from the agents was the crown jewel of the experience.โย

Meet Reta and Rod
Location: Boise, ID Age: Mid 60โs Marital Status: Married Children: One (lives separately) Annual Income: $100,000
Reta and her husband Rod were ready to sell their home, downsize, and move somewhere new. However, they were hesitant after witnessing the market challenges their daughter experienced when purchasing a home in 2021. To win that home, their daughter had to act swiftly, buy it sight unseen, and make an offer above the asking price. Reta and Rod didnโt want to go through a similar situation and get stuck buying a home too quickly. They also didnโt want to sell their home and take on the risk of being unable to find a new one to live in.ย ย ย
Thatโs when Reta heard about Homie on the radio. She soon reached out to us and was connected to a local Boise agent, Abby within an hour. Reta explained that they had found a house they loved, but that they didnโt think it would last long on the market. In such a competitive environment, they were afraid the seller would not accept any contingencies.
How They Won
It was precisely then that Reta and Rod were introduced to two homebuyer-empowering tools: Homie Cashโข and Buy Before You Sell. Using both tools, Reta and Rod increased their odds of winning their dream home by submitting a cash offerย and then listed their home for sale after moving into their newly won home. All went smoothly and after they closed on their new home, Reta and Rod sold their old home easily for a nice chunk of change.
โHomie had the perfect plan for us. Buy first using Homieโs Cash and then work on selling. It was fast and easy, plus we saved more than $17,000 in commission costs. We highly recommend the Homie way to buy and sell homes.โ
Letโs Break Down the Numbers
Simplifying Real Estate
Peace of Mind โWe would not have done the move if we couldnโt have done it that way. We were too fearful of being stuck without a new house.โย
Speed After finding the one, Reta and Rod got in contact with their Homie Agent. That same night they toured their dream home and made the winning offer in the driveway. Their offer was accepted the very next day. Homie listed their house a week later and it sold within four hours.ย
Savings โWeโve asked agents to give us a break on commissions and theyโve always refused. Weโve sold two homes on our own because of that.โ
Reta and Rod paid a low flat fee for selling with Homie ($3,500), and got the rebate on buyer commission as well.
โWe were shocked by that. Thatโs unheard of.โ
In Their Own Words
โHighly recommend it. You donโt have to sell first. You can go out and buy using Homie Cash, then you can turn around and sell your home. It just relieves all that stress. It makes the process so much easier. I also appreciated that Homie was willing to negotiate on the commissions. Other agents wouldnโt budge. We felt that realtors should be more flexible according to the market. You guys just made sense. I thought finally, a real estate company that will work with the customer.โย

How to Deal With the Stress of Buying a House

According to KSL, securing a home and a mortgage is among the top 10 most stressful life events. The stress of buying a house ranks right up there with having a child or changing jobs.
We get it. Buying a home, moving, taking on a mortgageโit all happens almost at once. Thatโs a lot to tackle for anyone but even more so for first-time home buyers. Thatโs why Homie was founded. There are already so many stressors in life, so the least we can do is make home buying a little less daunting.
Weโve found that one of the best ways to lessen stress is to be prepared. Letโs take a look at the top three stressful moments you may encounter as a home buyer.
1. The Offer
You found your dream home. Youโre tingling with the excitement of putting in an offer, but what will the seller accept? This part of the home buying process can intimidate you because a lot of it is out of your hands as a buyer. There are a lot of unknowns:
Weโve talked about all the stressful moments when youโre putting in an offer, so now letโs go over our best advice for calming those nerves.
2. The Appraisal
The day you get your appraisal back can cause you stress if the amount doesnโt come in high enough. When an appraisal comes in lower than the sales price, it can affect the loan-to-value (LTV), which in turn can mess up your loan or require you to bring more money to closing. A higher LTV may affect your interest rate and determine whether or not mortgage insurance is required.
How do you reduce stress during the appraisal process?
3. Down-to-the-Wire Negotiations
Due diligence is the period of time (usually a couple weeks) in which you research everything about a house. During this time frame, any problems you encounter may justify a renegotiation or concessions from the seller. In general, buyers come out ahead during renegotiations (yay for you!), but the fear that youโre buying a home with structural issues or an aging roof can sometimes cause you to back away from a house late in the game.
Are there really ways to avoid stress during this part of the process? Yes. Yes there are.
