Whether it be for a potential construction project, a home addition, or just out of curiosity, finding out the real square footage of your current home, or perhaps of the home you are interested in buying, can be very valuable. Believe it or not, there is actually no universal standard for measuring square footage in a residential property. This could mean your home or the one you are looking to purchase, may not actually be as large or small as you may think. Why is Square Footage So Important? You may be thinking that it can’t be that important to know the exact square footage of a home, but that couldn’t be further from the truth. Listed square footage on a home listed in Louisville can have a big impact on a property’s value and that can be huge when it comes to buying, selling, refinancing. Or even if you are trying estimate the cost for material for a certain type of project. However, the good news is, that trying to measure square footage on your own, is most certainly doable. Usually when buying a home, a simple walk around the interior and exterior will do when it comes to getting a feel for the size of a home and its property. In fact, the difference between a couple hundred square feet could be entirely minuscule in the scheme of things if the area, appliances, and overall feel of the home are just right. However, errors in square footage could lead you to paying far more money for a home than you should and could even burn you down the road if you ever look to resell. Errors of extreme magnitude may seem rare, but if they were to happen. You would likely not want to find out that your home is significantly smaller when it comes time to sell. A common phrase you may hear is price per square foot. So if you are using this calculation to determine the value of your home, if similar like-kind properties are $200 per sqft. Let's look at a couple of examples of change of value. Possible Difference in Price (Examples): 2,200 sqft x $200 = $440,000 2,000 sqft x $200 = $400,000 Surprisingly, that is a $40,000 difference As mentioned earlier, when walking through a property or even your own home. There is a possibility that you may not even be able to tell the difference in size. What Tools Will I Need? Calculating square footage is something that many real estate professionals do on a regular basis. Typically, a laser distance measurer will often be used on the interior. Which is easier and more practical than using a tape measure for the entire process. It’s understandable if you don’t have access to a laser measurement device nor want to buy one, and that’s just fine You likely already own a tape measure, calculator, and a notepad to write down measurements. Or if you decide to measure the exterior you may want to use a long tape. Which is basically a large tape measure that can measure anywhere from 100 feet up to 300 feet. When doing the interior, its best to do start out with a rough sketch of your floor plan. How Should I Measure Square Footage? With more straightforward room shapes, like squares and rectangles, calculating square footage is pretty easy. In fact, in a square or rectangular room, simply multiple length by width to get total square footage. A room that is 15ft by 10ft would be a total of 150 square feet. If a room has certain nuances, such as an alcove, measuring that separately with the same method and adding to the total room’s square footage will give you the total square feet. If you want to know what the total square footage of your home is, simply repeat this process throughout each room. If you are unsure how to factor in the closets in a certain room, once again, measure that part separately and then add it to the rest of the room and to any other closet measurement that you may have to take. Having a notepad to sketch out the floor plan may help keep track of all the measurements as well. Another way is by using a long tape and measuring the exterior of the home. This can be more difficult depending on the style of home. The easiest floor plan would be a ranch style home. Ranch - simply measure the distance of the front, and then one side, and then multiple those two numbers. Then once you have that number you will want to measure the garage and deduct that total number from the total exterior measurement. That will be your total above grade finished square footage. Two-story - as mentioned above, you would want to star by measuring the exterior of the home to calculate the square footage for the main level (1st floor). Then to add the square footage for the second floor, it would be best to measure from the interior. You would measure each room, closet, bathroom, etc. Only measure finished areas though. One of the reasons why you measure the second floor from the inside is because of two entrances and foyers. Discrepancies and Errors in Home Square Footage Maybe you can’t make the measurements for some reason or you’re seeking another official way to know just how many square feet a home possesses. Many cities and counties have their public records available online which provide valuable insight into homes like tax values, owners past and present, and their square footage. If there are discrepancies in what the city has on file, it may lead to a higher tax assessment if you actually are living in or purchasing a home with more or less square footage than what the city or municipality had on file. If an addition was put on by a previous owner or by yourself without the proper permits, there will be additional hoops to jump through whether buying or selling, so it’s important to keep that in mind. An appraiser will also measure the square footage of a home but will use only enclosed areas that are heated and cooled. That means that screened or open patios and airspaces have no effect on how many square feet a home has within their calculations. Keep in mind that garages do not factor into square footage, either. Square footage typically consists of “livable” space. Here is a list of some of the most common things that are not part of a square footage calculation: Rooms with sloped or low ceiling height (also known as non-conforming) Unfinished attic area Pool house / Guesthouse Garage Unfinished basement Final Thoughts on Square Footage Calculating square footage can be very important, but measurements will certainly vary depending on the source of the measurements. Some will measure square footage from the outside of the home without considering interior features that could reduce total square footage, while others will measure inside but discount certain parts of the home. With square footage guidelines varying from state to state and no national guidelines in place, speaking with your real estate agent or other housing professional to ensure that you have the most accurate idea of the square footage of your home or the home you’d like to purchase is an absolute must. less

At around 2,200 square feet, the Simpson's house features four bedrooms, two bathrooms, and even a sauna hidden in the basement. Leave it to Homer to have some of the quirkiest features within the home Determining how much the value of the Simpson home is a bit tricky, but after looking at the numbers and some of the notable features, the home sits somewhere in the ballpark of $449,900. The logical question that follows such an evaluation is how we got to that number. Figuring out what the approximate value of Homer and Co's house is not really an exact science, but there are some definite clues that aided in figuring out a good ballpark estimate. Location & the Price of The Simpsons Home The famed town of Springfield plays host to the Simpson family and the collective cast of iconic characters that have graced the screen over the years. One of the stories that has circulated popular culture and the internet for years is that creator Matt Groening chose the name Springfield because it's the most commonly used name for a city in the entire United States. While it is extremely common, it's actually not the most common, with the honor going to Washington at 88 occurrences to Springfield's 41. We dug a little bit deeper to find out that Groening, who tried to keep the basis for the show a secret, had in fact based his fictional Springfield off his native home state of Oregon. Groening, who is from Portland, chose "Springfield" based off the town that is 100 miles from where he grew up. To determine how much The Simpsons home is we did a little research and looked at some of the recent SOLDS in Springfield, Oregon. We found a handful of comps that would be a good match and used the same approach when determining how much a home is worth. 4 BR 2 BA 1958 sqft [SOLD $420K] 3 BR 2 BA 2210 sqft [SOLD $436K] 4 BR 2 BA 1854 sqft [SOLD $449K] 5 BR 2.5 BA 2160 sqft [SOLD $400K] Above are some examples of the comps that we used. We had a couple other comps that switched in and out to see where the estimated value of the Simpsons home came in at. Taking the average price per square foot into account ($213) and multiplying by the presumed Simpson home size of 2200 sq/ft, we arrive at the number $449,900. While Homer may be a bumbling fool, he does have an excellent job at the local powerplant that likely pays him somewhere between $75,000 - $85,000 per year. Also factoring in that they have been in the house since the late 1980s, Homer has some serious equity and likely paid far less for the home than its current value. An Eye for Detail You might be thinking to yourself, "How did they figure out the number of bathrooms and bedrooms?" Well, any astute viewer would notice that each of the three children have their own bedroom and Marge and Homer have the primary bedroom to themselves. There are two known bathrooms and figuring out the square footage was simple due to a replica that was built in 1997 by Kaufman and Broad Home Construction after a contest that was organized by FOX and Pepsi. The Simpson family has lived in their larger-than-average Springfield home for quite a few years now, but as time passes for the rest of us, they remain the same lovable, ageless family we've always known. Homer definitely doesn't enjoy the same type of luxuries that his boss Mr Burns enjoys, but there's no questioning his ability to provide for his family even through all his usual ineptitude. They may offer third-party services that can be purchased, which is how they make their money, but accessing and monitoring your credit are entirely free. If you choose to click on any of their affiliate links or purchase anything that they suggest, you may do so at your own discretion. Credit Karma does offer some great services, however, and part of the reason they are able to continue to offer their core reporting and monitoring services free of charge is due to their users’ purchasing of products through their site. Whatever your situation, make sure that anything you click on or are considering for purchase makes sense for your short- and long-term financial goals and is in your best interest. Is Credit Karma Accurate? One of the questions that users wonder is if Credit Karma is accurate and a legitimate service. This is a valid question, after all, considering that free services often wind up being too good to be true. However, Credit Karma does provide a reasonably accurate and precise picture of your credit score. While the service's accuracy is generally on point, there will be noticeable discrepancies between your Credit Karma score and scores observed via other sources. How Credit Karma Determines Scores? Credit Karma uses what is called the VantageScore model. The most popular scoring model is the FICO scoring model. This means that when you’re applying for financing for a vehicle loan or a home mortgage, you’re not going to run into many surprises because the score reported to Credit Karma is a bit different than the agency that pulled your credit for your lender. Put into other terms, if Credit Karma reports your credit score as a 750, you’re FICO score isn’t going to suddenly come back as a 600. It may be a few points off from your Credit Karma score, but it won’t be anything that makes or breaks your prospects of qualifying for various loans. Okay, But is Credit Karma Safe to use? If you’ve read this far, you might be wondering at this point if Credit Karma is safe or has had any major data breaches or if they sell your data. The latest data points towards Credit Karma having a stable server that has not been exposed by hackers to any data breaches to date. There are no significant safety issues on record when it comes to using Credit Karma. The most sensitive piece of information that you’ll need to part with in order to use the site is the last four digits of your Social Security Number. Providing these digits is the only surefire way to allow Credit Karma to verify your identity and provide you with your most accurate credit scores. However, there are many services and websites of far less importance and utility that require you to provide these digits, so if making your financial health a priority is important to you, it should be worth the minor risk to sign up. What if I Don't Like What I See? Contrary to what some credit repair agencies might tell you, there is no magic way to make your score instantly increase. Developing healthy spending habits is the best surefire way to increase your credit score over time. When you consider the location, think about its proximity to the things you deem as most essential, whether those be schools, your job, restaurants, the hospital, etc. Do homes on your list check the location box? If not, it may not matter how nice the house ends up being, it might never be able to fit your needs. The Property and Landscaping Having a nice yard is important to some people while it’s a minor detail to others. Consider what your ideal situation looks like in regard to lawn maintenance and upkeep and be realistic with yourself If you know you’re not going to either have the time to mow the lawn or trim the hedges, or you simply have no interest in doing this, you better have access to someone who will do these things for you or pass on the house altogether. Is a front yard important or is a back yard important? If you could only have one, which would you choose? Consider how close you are to the road as well and if there is a double yellow line in close proximity to where your property ends as you may not want to deal with constant traffic near your home. Also consider the view others have of your house, their sightlines, and your sightlines. No one wants to move into a house only to find their neighbors have a front-row seat to your bedroom window. Neighborhood and Location Like we mentioned above, consider purchasing a smaller house in a great neighborhood over a huge house in a lesser neighborhood. Deeply consider the area that your home is going to be in. When you’re creating a list of prospective houses, feel free to drive around the neighborhoods they sit within and get a sense of what type of traffic goes through the area. Try to see the neighborhood at different times of the day and points in the week to weigh weekday activity versus weekend activity. Is an HOA that governs many aspects of how you’ll need to maintain your house? If there isn’t, what do your potential neighbors’ houses look like? What do their yards look like? These are all small details that you won’t want to forget to get the answers to before signing any contracts. Having the Perfect Layout The size of the home and its floor plan are probably the first thing you considered when you started to move towards the house-hunting phase of your journey. It’s easy to allow your lofty desires to outpace your very real finances, though. Things to consider are how much extra space you really need, and how much you actually need it. Consider how much higher the heating and cooling bills will be in a larger house or how much greater your property tax will be. Remember that you’re not just buying a house for right now, but for five, ten, maybe even fifty years down the line. The Kitchen It’s no secret that the kitchen is where we congregate. When families have get-togethers, celebrate the holidays, or friends are invited, think about where you typically wind up. Most of that hang-out time is probably spent in the kitchen, which is why they are regarded as the heart of the home. Think more about the size and layout of the kitchen and less on the physical appearance. You can always change the appliances, backsplashes, and add or subtract an island, but consider the costs, too, as extensive kitchen remodels can add up quickly. Essential Storage Space It’s easy to be wowed by a home’s open floor plan or overall layout. Maybe the bedrooms, kitchen, and living room check off every single box in what you’re looking for. But imagine moving into that seemingly perfect home and realizing that you’ve overlooked one of the most underrated yet important features of the home: its closets and storage space. Nothing would be worse than needing a place to stash your out-of-season wardrobe or holiday decorations and having absolutely nowhere to put them. Under Contract vs Contingent vs Pending: What does this mean?

With so many people searching for homes online it can be confusing when you see the same home listed on multiple sites but somehow they show a different status. Leading to why one of the most common questions people searching for homes ask... ...is this home still available? In real estate, some of the terminology can be used interchangeably which can just add to the confusion. One real estate website may have a home listed as Contingent and then another may have it listed as Pending. Leaving... more With so many people searching for homes online it can be confusing when you see the same home listed on multiple sites but somehow they show a different status. Leading to why one of the most common questions people searching for homes ask... ...is this home still available? In real estate, some of the terminology can be used interchangeably which can just add to the confusion. One real estate website may have a home listed as Contingent and then another may have it listed as Pending. Leaving consumers questioning - What is going on with this home?? What does Active Status mean? When a homeowner decides to sell their home and they list with a licensed real estate agent their home will be posted with the local MLS that the agent is apart of. When this happens, the current status of the home is now ACTIVE. At this point, the local MLS uses IDX (Internet Data Exchange) to syndicate the listing across all the different real estate websites. Now depending on how each website is set up the listing may display a different status in the below paragraphs. What does Active Under Contract mean? In Louisville, once a contract has been accepted the Seller has two choices on changing the status of their listing. They can choose ACTIVE UNDER CONTRACT or PENDING. If the Seller decides to choose ACTIVE UNDER CONTRACT they are continuing to allow other Buyers into the home in hopes to receive a backup offer. So typically if a home is listed for sale and the status is ACTIVE UNDER CONTRACT it is still available to show and possible backup offers. What does Pending status mean? Pending status is somewhat similar to ACTIVE UNDER CONTRACT. The main difference is that the home is no longer available to show which drastically lowers the risk of a Seller receiving a backup offer. Sometimes we have people ask about properties they may be interested in but unfortunately, they are already under contract. They keep an eye on the home for weeks, then ask if the home has closed or if there is a possibility it may be coming back on market. Typically, a transaction may take anywhere from 30-45 days to close. What does Contingent mean? There can be a discrepancy in listings across so many different real estate sites. There are some national sites that may list a home as ‘contingent’ when the status here Louisville is actually ACTIVE UNDER CONTRACT. Leaving most people blindly wondering; what does contingent mean? Most transactions will have some sort of contingency. Two common ones would be inspections and financing. However, the most common perception of contingent that comes to mind for people is that the current Buyers have to sell their current home in order to purchase this home. In the Louisville market, when a home has a ‘contingency contract’, there usually is not even a status change or a public note. Surprisingly, there may only be a mention in the agent notes that there is a contingency contract in place and there is a 24 or 48 hour first right of refusal. Can you make an offer on a house that is Active Under Contract? At this time (2020) we are experiencing a very strong sellers market. Homes are being sold within hours and sellers are receiving multiple offers. Buyers are competing against each other trying to be the winning offer. Once a seller has a contract on their home they may consider leaving the status of the listing as Active Under Contract. This will allow other Buyers the opportunity to still View the home and may be able to submit a backup offer in hopes of being the next in line if the first offer happens to fall through. How long can a house be under contract? Sometimes you find yourself falling in love with a house that is already under contract. Finding yourself tracking the home hoping to see if it fall through and come back on market. Typically the average length of a contract is between 30-45 days. However, there are some instances where there will be extensions and even take 60 days to close. less
