When Paul Zweben told his grandmother that he wanted to be a chef, she was…less than encouraging.
“She told me, ’You should be a doctor! Or a lawyer!’” he recalled.
Happily, he was not discouraged. At 14 years old, he got a job at a bakery, taking what proved to be the first step on a 28-year career journey as an acclaimed chef and restauranteur in New York City and Washington D.C.
Although he decided to step away from the restaurant grind and follow his wife, Carolyn, into the real estate business, Paul hasn’t put aside his passion for food. Since co-founding The Zweben Team at Douglas Elliman Realty in 2007, he has seasoned his real estate marketing with culinary content, from posting recipes and reviews on the team’s “Hungry Domaine” blog to talking with chef and business partner Laurent Tourondel.
Recently, Paul has begun blending food and real estate in a new series of videos on Kittch, a new platform for livestreamed cooking demos.
“I’m in different homes all the time for work, so I figured, what if I do a tour of the apartment, and then end up in the kitchen and show people how to cook a quick dish?” said Paul, who shoots videos in his own kitchen, as well. “I want to create more content that’s appealing to a lot of different people. I want to talk about real experiences, kids and food—which, of course, was my background for many years. It’s great to get more eyes on what we do while showcasing a beautiful apartment and cooking a meal in a few minutes.”
As Carolyn recalls, Paul began making the videos as a way to connect with friends and clients during the isolating early days of the pandemic. They not only draw on his restaurant experience—both the “back of house” responsibilities of the kitchen and the “front of house” interaction with customers—she says, they also reflect the couple’s shared love for hosting and entertaining that informs their “full service” approach to real estate.
“It’s about providing a recipe and showing people how to do something, but also entertaining them and giving them an experience,” she said. “That’s really what we try to do with real estate, too. It’s about the whole experience.”
“One of our main goals at the restaurants was to never let anyone leave the restaurant unhappy,” Paul added. “I’ve brought this concept over to being a real estate agent, in addition to customer service skills and communicating with people.”
Indeed, the Zweben’s shared dedication to hospitality and the client experience makes for harmonious partnerships in both marriage and business.
“Ninety-seven percent of the time, it’s absolutely incredible—we are like yin and yang,” Paul said of working with his Carolyn, adding with a laugh. “Three percent of the time, it’s World War III!”
And when it comes to being on the receiving end of her husband’s culinary creations, Carolyn is a satisfied customer. “He makes a cioppino that is to die for,” she said. “And no one makes a better steak.” (Watch Paul cook cioppino from the kitchen of 15 Hudson Yards, Apt. 71F.)
As for Paul’s grandmother, she eventually came around to supporting his career choice.
“She was a piece of work,” he said. “But she did change her mind. She really motivated me to get my nose to the ground and work hard.”

Over the last five years, Hottinger has been the sales director for New York City projects including CODA, 1399 Park Avenue, 389 East 89th Street, 505 West 43rd Street, which all sold out and 196 Orchard which is 95 percent sold. He was also part of the sales team at 277 Fifth Avenue and represented Arte in Surfside Miami. Gabriella Abdelnour on his team was the Sales Director of the Aman Residences. At Elliman, he will be handling sales for Diesel Wynwood and upcoming projects in the Bel-invest portfolio. At his previous firm in 2019 Hottinger was the number one co-broker for new development sales agent in terms of transaction volume. He represented more buyers in new development than any other team.
In the last two years, Hottinger has completed a quarter billion dollars in transactions.
Some of his biggest sales include 56 Leonard Street, 48E for $13,498,000, 77 White Street, PH at $9,995,000 and 15 Hudson Yards, PH86D. At Waterline Square he represented over $20 million in sales representing buyers.

A creator of award-winning interiors for over 10 years and part of the Accouter Group of Companies (AGC), Accouter is has made sustainability a key pillar of its business. In hopes of joining the ranks of B Corp. brands, including Patagonia, Tom’s of Maine, Ben and Jerry’s and Allbirds, the firm began the certification process in the summer of 2021.
“We are proud to be the first British Interior Design Collective to join this community of change-makers, alongside a global movement of people using their business as a force for good,” said Accouter Cofounder Stella Gittins in a statement. “B Corp is a holistic approach for us. Kovacik lives in the part of the Hills known as Celebrity Row. “It is truly the perfect spot in all of Los Angeles,” he says of the enclave in Upper Nichols Canyon. “You are minutes from the city; you are minutes from the Valley. Being on the top of Mulholland Drive is not only picturesque, but it’s also remarkably family oriented. There’s a reason celebrities are attracted to the area: Not only are they close to the studios, but they are also afforded a great deal of privacy.”
VIEW FROM THE TOP
A weekend off from work means a hike, and Kovacik’s favorite is the Trebek Open Space (2500 Nichols Canyon Rd., 323.221.9944), 62 acres of land donated to the Santa Monica Mountains Conservancy by the late, great Jeopardy! host Alex Trebek. “It has the best hiking trails for you, your dog, your horse, or your bike,” says Kovacik. “I know those trails so well, I can read the paper and hike at the same time. God bless Alex Trebek; he was such a generous man. At the top of it is the most magnificent view of Los Angeles. I take everyone who comes and visits from the East Coast. It’s heaven.”

CANYON COUNTRY
After his hike, Kovacik heads to the Canyon Country Store (2108 Laurel Canyon Blvd., 323.654.8091), beloved for its hippie vibe. “Find Lily at the coffee cart and you will have one of the best lattes you ever had,” he advises. “Get one of their great sandwiches, sit at the picnic tables with Jim Morrison’s house in the background, see your neighbors, and share the gossip of the hood. Laurel Canyon is not only steeped in music and culture, but there is such a creative force up there.”
TALKING SHOP
The Hills are residential, so most shopping and dining requires a quick trip down the road. “On the Valley side, Maxwell Dog (11986 Ventura Blvd., 818.505.8411) has all your pet needs and special pet gifts, from bowls to collars to toys,” he says. Not far away, “there’s a great shop for women’s gifts called Hoity Toity (4381 Tujunga Ave., 818.766.2503), which is just the way it sounds.” Owner-designer Ann Booth Luly specializes in ornately detailed handmade clothing and bags inspired by bygone eras.
FISH AND FIRE
Heading down the Hollywood side, one of Kovacik’s favorite spots is Connie and Ted’s (8171 Santa Monica Blvd., 323.848.2722). “It’s like you’ve jumped into a seafood shack on Cape Cod. Order lobster rolls. On a weekend, I’ll sit at the bar, watch the football games, eat their homemade bread and crackers with house- smoked seafood dips— everything is phenomenal.”
For splendid sounds on a summer night, don’t miss the Hollywood Bowl (2301 N. Highland Ave., 323.850.2000). “Make friends with the right neighbors and you can hear the music coming over the hillside. You’ll see the gorgeous city lights, and you may see fireworks at the end of a performance.”

What led you to a career in real estate?
I’d been Director of Marketing at a financial technology “dot com” for a couple of years in the early 2000s and wanted something more connected to my adopted city, New York (I moved here from San Francisco in 1999). So I went to a career counselor, and after a few probing sessions, he suggested residential real estate in Manhattan.
That took me off-guard, so he explained: Because I loved architecture (but wasn’t about to become an architect), loved great design (but was uninterested in being a designer, except for myself), LOVED the city’s history and its distinct neighborhoods, enjoyed being in an office but loathed being tethered to it and liked being out and about with people. Mainly though, I didn’t want a ceiling on the kind of money I could make.
Also—which many friends found peculiar, to say the least—I’d bought my own place here, had refinanced it…and rather enjoyed it all!
What do you find uniquely compelling about NYC real estate?
The architecture: I love how the chaos of diverse architectural styles somehow works on this crowded island. I personally lean toward pre-war (and pre-war-war-war-war—the older the better)! But I admire, too, the way sleek new condos (some more than others, admittedly) have fit in and added to the liveliness of their respective neighborhoods. Apart from that, I’d say that all of us are privileged to work with the often fascinating clients one meets in a “world city” like New York. This is definitely a job I love, but I wouldn’t do it anywhere else.

What key lesson(s) have you learned over the years about navigating the intricacies of NYC real estate?
Trust your gut: a deal that smells bad at the beginning is usually doomed. Also, I’ve two ears and one mouth—respecting that ratio is important with clients. Always, always be helpful to other agents—besides my clients, they’re the most important people out there. When they see my name pop up on an incoming call, I need them to smile, not sigh, “Oh, God….” Staying diligent and on top of the moving parts of a deal though and getting back to people immediately, those things are key.
As a longtime New Yorker and onetime trustee for the Greenwich Village Society for Historic Preservation, what hidden gems or overlooked spots in the city do you like to share with friends and clients?
First of all, I’m always game for incorporating a bit of a historical walking tour when I’m out with clients to the degree I’m able (but only if they want to hear it!). No matter the neighborhood, though, make the time on occasion to put your phone away and look up: Some of the building cornices are amazing, especially in the Flatiron area! NoMad, especially along Broadway around the Ace Hotel, has some beautiful old buildings—a few real “wedding cakes.”
As a reminder of the way many immigrants began their lives in the United States, visit the Tenement Museum (always an eye-opening experience), as well as the grand Eldridge Street Synagogue while you’re in the area. The Morgan Library is both stately and peaceful. And Abingdon Square is a shining example of how a small neighborhood park should look and feel.

Definitely travel, with top marks to European cities. London (a definite happy place, first visited 40 years ago!), Paris (this one’s a bit obvious, but there we are), Madrid (majestic), Stockholm (ditto on majestic, with ridiculously gorgeous people), Rome (sigh), Edinburgh, Munich…and also lesser-visited ones: Krakow is beautiful.
There’s so much history and walkability in these cities (if I never drove another day in my life, I’d be just fine) and architectural feasts for the eyes. Depending on the season, I’m kind of split between northern Europe (“Potato Europe”) and southern Europe (“Tomato Europe”). I love the South of France. And while I love a good beach, too, in all candor, after a couple of hours I’m kind of, Um, OK…now what?

What were some of the most popular, designer-approved interior trends in 2022?
2022 was all about form, texture and sustainability. Biophilic design has been a significant trend, presenting natural raw materials to draw inspiration and embody the beauty and sustainability of nature. With so many now understanding the importance of designing your home for well-being, biophilic interiors focus on incorporating daylight, organic materials and nature, which have been shown to reduce stress, improve sleep and evoke a positive atmosphere.
Minimalism has also been prevalent in 2022. “Less is more” has been the guiding principle, with organic shapes, textures and contrasting surfaces that make spaces look curated and totally considered.

Sustainability is very special as we are being increasingly mindful of the world around us and the environment we live in, so are now so much more aware of what we design and how it impacts well-being and nature.
Biophilic design is significant as interior design and well-being are inextricably linked. Home should be a refuge, somewhere to relax after a stressful day or a private space to reflect. Scientists have undertaken studies on this topic and found that specific colors, accessories and trends can evoke people’s positive and negative emotional responses.
When it comes to minimalism, keeping it simple with clean lines is a very powerful way to design. Sometimes a design feels louder when pared back with key statement pieces.
Are any of these trends timeless, or re-creations of trends from decades past?
We believe trends are a sign of the times. Humans are very good at re-inventing ourselves, so it is inevitable that design is sourced from history. When it comes to technology, interior design trends are a most definitely a sign of the times, with many of our clients now opting for large televisions that double up as a statement wall art piece.
Was there a controversial trend from this past year that polarized designers into “pro” and “con” camps? What makes it controversial?
The color of the year often divides design, and there are always those who are influenced by those changing trends and those that prefer a more consistent color palette for their interiors. The round cushion, which we saw a lot this year, has been controversial among designers, with many preferring the traditional straight edge cushions that conform to the clean lines of a design scheme.

We are happy to say goodbye to grey and greige interiors—they have had their moment. Gone are the days when neutral tones satisfy an interior lover’s appetite. For 2023, we want to see color—lots of color. Color is set to be back, especially warm sunset tones, such as terracotta, browns, muted blush, and golden hour vibes.

Statement and uniquely shaped rugs have also been on the rise for a few years now, but 2023 will be their time to shine.
Future-focused design will continue in a bigger way next year. We look forward to seeing “old staying new,” with people becoming more consciously sustainable, opting for heirloom hero pieces instead of new items. With vinyl sales and sound systems continuing to soar, we expect to be creating more music rooms in client’s homes, nodding to the nostalgic, retro looks that showcase those hero antique pieces to treasure.
