A plan to transform downtown Austin's old HealthSouth building has taken a significant step forward. City Council approved moving ahead with negotiations for a master development agreement with Aspen Heights Partners LLC. A final agreement could come early next year, and then Aspen Heights could start work on two 37-story towers with 921 apartments โ with 25% reserved as affordable housing for those with low incomes. While Aspen Heights is still in the driver's seat when it comes to redeveloping the former HealthSouth building in downtown Austin, some aspects of the proposed project have changed since we last reported on it. Plans call for two towers near 12th and Red River, potentially with more than 900 new housing units. Negotiations are centered on how much of that space should be for affordable housing.

This will be accompanied by a second purpose-built student block of 32 storeys for 638 student beds. The third building, standing at 25 storeys, will accommodate 348 build to rent flats.
