With September's stats in hand, let's look at broader Puget Sound area. Here's the latest update to our "Around the Sound" statistics for King, Snohomish, Pierce, Kitsap, Thurston, Island, Skagit, and Whatcom counties. … The biggest gains in new listings and active inventory are still in King County. Snohomish, Pierce, Kitsap and Thurston all also saw some decent gains in inventory, but in Island, Skagit, and Whatcom inventory was flat or still down. Meanwhile, closed sales are falling everywhere but Whatcom.

Sales of existing homes in May dropped 3.4% to a seasonally adjusted annualized rate of 5.41 million units, according to the National Association of Realtors. Sales were 8.6% lower than in May 2021. April's sales were revised slightly lower as well. This is the weakest reading since June 2020, which was during the early months of the Covid pandemic. Adjusting for that, it is the lowest since January 2020. This reading is based on closings during the month, therefore representing contracts likely...

I like to keep an eye on this not only to see how individual neighborhoods are doing but also to see how the sales mix shift affects the overall county-wide median price.
