  • When he turned 18 he made the decision to invest in real estate through a townhome
  • Fell victim to the dot com crash and went back into real estate, acquiring 84 doors over 9 months
  • Did not want to mentor others, but helped people do turnkey investing
  • There is no industry definition of turnkey real estate – Norada’s definition – good markets, tenant occupied, cashflow day one while maintaining direct ownership
  • Most investors will purchase multiple times and need to be serviced as such
  • Prefers to stay agnostic about choosing markets
  • Live and die by your property manager, who is managing the asset
  • Cashflow markets are areas that deliver strong cashflow, but those markets don’t often have appreciation potential
  • Cyclical markets appreciate or depreciates more rapidly than the US norm – key is to get in at the right time and the right location
  • Hybrid is a market that is good on cashflow, provides average or above average rates of return
  • Take a top down approach, start with the market, then work your way down to the submarket and then the property
  • US has become the new safe-haven – great lending environment, real asset
  • Lots of wealth coming in from China and other countries, due to concerns in their local markets
  • What’s the job environment, specifically jobs that add to the middle class
  • You’ll want to see low unemployment and see YOY growth and the expectation of jobs to continue to be added
  • Look for positive net migration – you’re looking for a growing pool of renters and buyers
  • Look at prices for the region - not excessive, but consistent
