An unfortunate, though common, misconception among lenders is that purchasing a home with homebuyer assistance is not feasible in the current competitive market. In fact, well over half a million people purchased homes with the help of these programs in the last year.

The housing market is cooling off. After two years of red-hot sales, economic data paints a tale of a market that’s seeing weaker sales, plunging sentiment among homebuilders, and rising mortgage rates. But economists are divided over whether the U.S. housing sector is in a recession. Some economists say it is. Given that the decline in housing activity is across the economy and has lasted for more than a few months, “many housing indicators do point to a recession in the U.S. housing mar...

The housing market is confusing, to say the least. In 2020, at the start of lockdowns, nearly everyone you spoke to had the opinion that the housing market was headed straight for a crash. Not only was this wrong, but it was the opposite of what the data was saying. While mainstream news outlets and “2008 crash bros” were painting a picture of foreclosures, price drops, and bottomed-out demand, Logan Mohtashami was singing a far different tune. Logan had been looking diligently at the data (...

Over the past two years, the substantial imbalance of low housing supply and high buyer demand pushed home sales and buyer competition to new heights. But this year, things are shifting as supply and demand reach an inflection point. The graph below helps tell the story of just how different things are today. This year, buyer demand has eased as higher mortgage rates and mounting economic uncertainty moderated the market. This slowdown in demand is clear when you look at the red bar on the grap...

Inflation in Canada grew at a pace not seen since 1983, further increasing the likelihood of an “oversized” rate hike of 75 basis points at the Bank of Canada’s next meeting in July. The Consumer Price Index (CPI) accelerated to an annual rate of 7.7% in May. That’s a 1.4% increase from April, and more inflation than Canadians had to contend with in all of 2015, as economists from Desjardins noted. Core inflation, based on an average of three key measures that strip out the most volati...
